As expectations grow for the semiconductor industry to expand, the residential market in southern Gyeonggi Region is also seeing signs of change.

In particular, housing demand is rising around major semiconductor company sites such as Samsung Electronics and SK hynix, drawing attention to residential complexes with convenient access to workplaces.

According to actual transaction data from the Ministry of Land, Infrastructure and Transport, apartment transactions in the so-called semiconductor belt, including Hwaseong-si, Pyeongtaek City, Yongin, and Suwon City, increased in the first quarter of this year compared with the same period last year.

Recently, demand has also been shifting toward medium- to large-sized units, signaling changes in local housing preferences.

Pyeongtaek City, in particular, is seeing stronger growth expectations, supported by the Samsung Electronics Pyeongtaek Campus, one of the world's largest semiconductor production bases.

Among these areas, Pyeongtaek Brain City is emerging as a leading future growth hub.

Brain City is being developed as a mixed-use self-sufficient city with industrial, residential, medical, educational, and commercial functions. Its proximity to the Samsung Electronics Pyeongtaek Campus is expected to make it a key residential area for nearby workers.

Built on a site of about 4.82 million square meters, Brain City is a large-scale urban development project aimed at creating a future-oriented city that combines advanced industry with livable conditions.

In the real estate market, interest continues in new residential complexes within Brain City, supported by these development benefits and its convenient access to workplaces.

Among them, 'Brain City Prugio' is being evaluated as a complex with large-scale housing, lifestyle infrastructure, and transportation convenience.

The complex, built in Block 3 of the general industrial complex, will consist of 16 buildings ranging from two basement levels to 35 stories above ground, with units from 59 to 119 square meters and a total of 1,990 households. As a large Prugio-branded complex, it offers a variety of unit sizes to broaden choices for end users.

It also offers access to the Seoul metropolitan subway and SRT via PyeongtaekJije Station, and future plans to expand the wider transportation network are also under way, raising expectations for improved convenience.

The complex is also expected to enhance resident convenience with a range of community facilities, including an indoor swimming pool, fitness center, golf practice area, study room, and shared office space.

An industry official said, "As the semiconductor industry grows, housing demand in the southern Gyeonggi Region is also likely to keep rising steadily." The official added, "In particular, self-sufficient cities that combine industry, housing, education, and medical functions can secure competitiveness over the long term."
